1)
RENTING
Bookings are made directly with the owners of the property in Canadian Dollars at the prices indicated in the price list in this web site. The prices are based on current market conditions and exchange rates. We reserve the right to modify the prices in the event of considerable fluctuations in the exchange rates.
2) WHERE AND HOW TO BOOK
Bookings can be made through the Booking Form, calling the telephone
number indicated on the web site, or sending a written request to
Casa Sarteano 282 Greenock Drive, Maple, Ontario, Canada, L6A 1V5.
3) PAYMENTS AND RENTAL CONFIRMATIONS
Payment - Payments are in Canadian funds and can be made using credit cards (VISA, MasterCard or American Express) and are subject to an additional 3% transaction fee, OR by sending wired funds to our account, OR by mailing a bank draft to our location. Once you have decided to go ahead with the booking and have chosen your payment option, we will send you the payment details for that option.
Booking - To hold a booking we will require a deposit of 50% of the
total rental price. Upon our receipt of the deposit, we will send
you a confirmation of the booking.
Confirmation - The balance of the rental amount must be received no
later than 90 days before the beginning of the rental period. Upon
our receipt of the balance of the rental amount we will send you a
confirmation of receipt along with detailed instructions about how
to get to Casa Sarteano, contact names and phone numbers and what
to expect once you do arrive. For bookings made less than 90 days
before the rental period the client must pay the full amount of the
rental upon which we will immediately confirm the booking and forward
the arrival information.
4) MINIMUM RENTAL PERIOD AND PRICES
The minimum rental period is one week, from Saturday to Saturday and the prices are per week.
In special cases involving last minute availability, or low season
periods, we may accept a lesser period and will reserve the right
to modify the weekly price. Casa Sarteano
reserves the right to adjust the rental prices listed in the event
of a considerable fluctuation of the exchange rate.
5) ARRIVAL AND DEPARTURE
Arrival: Our standard Arrival time is Saturday between 4.00p.m. and
8.00p.m. however we can accommodate any special requests you may have.
Please give us at least 7 days notice so that we can make the proper
arrangements for your arrival.
In case of an unavoidable delay in your arrival on Saturday, please
contact the property manager using the phone numbers provided in your
booking confirmation.
Departure: Our standard departure time is Saturday between 8.00a.m.
and 10.00a.m. however as above, we can make special arrangements upon
request. Keys must be handed back to the property manager prior to
departure.
6) UPON ARRIVAL
On arrival, our greeter will ask
to see your passport or valid identification
and then escort you into the home. The greeter will then give you
a brief tour and orientation of the home and its workings and then
presents you with the access keys.
7) SECURITY DEPOSIT
Security deposits are not collected for Casa Sarteano, but we do ask
our guests to inform us immediately and be financially responsible
for anything that may be damaged during their stay.
8) NUMBER OF PERSONS/SUBSTITUTIONS
Only those persons stipulated on the booking confirmation will be
permitted to use the property. The maximum number of persons (adults
and children) that we will permit in a renting group is 6. In the
case of infants (less than 2 years old), Casa Sarteano is not equipped
with an infant's crib and the client must provide their own traveling
cot and the necessary linen. Any substitution during the rental period
is not allowed if not previously agreed upon.
9) ORDER - CLEANING - MAINTENANCE - HEATING
The property will be handed over clean and tidy and in good working
order. Our client is asked to keep the home clean and tidy at all
times during your stay. The home is professionally cleaned and the
linens changed once a week. However this cleaning does not include
dirty dishes or the removal of rubbish, which is the customer's responsibility.
If this has not been done, we will ask you to pay an additional amount
to take care of this additional expense. Given the situation regarding
energy supply and the laws currently in force in Italy, the use of
heating (when it can be switched on and off, temperature, etc.) is
controlled by regulations that vary from region to region. For example,
heating may be turned on from November until April only.
10) INTERNAL MAINTENANCE
The owner or the property manager may need to access the property
for essential maintenance purposes and will advise you if this becomes
necessary.
11) MODIFICATIONS - CANCELLATION CHARGES
Our bookings are final, however in the event of a cancellation, there are two options you will have. i) If the cancellation is within 90 days of the booking date and we are able to re-book the same period to someone else, we will arrange to refund all of your money less an administration fee of 10% of the rental amount. ii) If the cancellation is prior to 90 days of the booking date, we will credit you for another available rental period after the 3rd month and prior to the 12th month of your original dates.
12) THE PROPERTY
Casa Sarteano is not an official tourist structure, such as a hotel, rather it is a privately owned residence. As such, it does not have standards or categories recognized internationally; rather it reflects, in its architecture and furnishings, the local traditions and our own personal taste.
13) LOST KEYS
In the event you have lost your keys you would immediately contact
the property manager for replacements. Replacement cost is 10 Euros
per key (3 keys needed to enter apartment). In the event you have
locked yourself out of the home, contact the property manager and
arrange to be re-entered.
14) OTHER INFORMATION
Heating costs are included in the rental price up to a reasonable amount. Any amount found to be unreasonable will be paid as an extra charge directly to the property manager prior to departure. The cost for the cleaning is included in the rental price up to a reasonable amount. Any excessive cleaning requirements will be charged extra and paid directly to the property manager prior to leaving the property.
